You can get started with Smooth Stays immediately, for zero cost. At the end of your first month, we will share an invoice outlining your monthly profits. This is the total of your booking revenue minus the 20% management fee and any fees for housekeeping or gardening (optional). Management fees are charged based on bookings meaning you won’t pay a cent until after your first booking. Our comprehensive management service includes everything from the day-to-day booking communication and management, through to monthly reporting and strategy to improve your revenue generation. Everything that is needed to run Airbnb will be managed by us. For anyone new to Airbnb, this will mean complete setup of your Airbnb listing and home. For those further along in the journey, it will involve transferring the listing to us before we give it the Smooth Stay makeover treatment. 24/7 guest support, bookings management, nightly rate optimisation, and overseeing cleaning & laundry service, will all be taken care of us by us.

After you have reached out we will organise a 30-minute consultation to learn about your Airbnb journey and goals. During this call we can discuss the opportunities for improving your Airbnb.
The onboarding process will be managed by Min and Alex and could be as quick as signing the Owner Agreement, depending on where you are at in your journey.
We then get to work calculating your base rate and setting up your listing. All listings (whether new or existing) will be under the Smooth Stays Airbnb account.
Your new and improved property listing goes live.
The first booking comes in, fees are deducted, and you get paid.
We provide ongoing management, support and Airbnb optimisation to keep your passive income churning. We’ll share monthly reports and be available for any updates or calls at the cadence that suits you.
